    Our community is surrounded by water on three sides and has everything from sandy beach with clams, crabs and scurrying flat fish (and the creatures that prey on them) to rocky outcroppings with bull kelp and oysters. The nearby neighborhoods are heavily treed with stone gates and roads that disappear into the forest.

Above is Mystic Vale, about a twenty minute walk from Bay Breeze. Part of the University of Victoria, it's home to towering Douglas Fir trees, maples and dense underbrush along a stream that empties into Cadboro Bay
